Is my new home insured while my builder is constructing it?

Yes, your house is insured under your builder’s “All Risk Construction” policy. Please note that the insurance expires upon issue of the Certificate of Occupancy.

Who arranges connection of electricity, gas and telephone?

Generally, it is the owner’s responsibility to arrange these services and we can assist with completing and submitting these applications.

When can my builder give me an approximate completion date of my dream home?

The completion of your new home is dependent upon Council requirements, weather, availability of materials, variations to the contract, etc. We can, however, give an approximate date of completion once we reach the fit-out stage.

What type of maintenance is available with my new home?

Your builder will provide maintenance for up to 13 weeks from when you take occupancy of your dream home.

What is not included in a house and land package?

The inclusions within a house and land package vary from package to package. But rest assured, no matter the level of inclusions, we have quality fixtures and fittings included in every package, all backed by our warranty periods. Please speak with our friendly team on a particular package for detailed inclusions information.

What is a house and land package?

Exactly what it sounds like! A block of land with a suitable design/build combined, to create your perfect house and land package. We can help you with a range of locations and budgets. Our relationships with land agents, developers, and housing estates in the area, means that we have been able to assemble a whole range of options to suit your preferred location, lifestyle, and budget.

What if I want to vary something in my dream home after signing the contract? What is the procedure?

It is essential to call your contact at Cunic Homes who will put your variations in writing for you to approve. This will ensure all changes are captured.

What are the benefits of house and land packages?

There are so many benefits to purchasing a house and land package, the main ones being ease and peace of mind. With a house and land package all the hard work is done for you. We have found the land (that in itself is a major feat in Tasmania at the moment!), selected a design that works within council and subdivision guidelines and figured out any costs associated with the site, meaning no cost surprises later.

The foundations are complete and my new home looks too small, will it fit?

Yes, your new home will fit on the concrete or timber floor. It may appear too small, but this is a popular misconception at this stage of construction.

Is a house and land package the same as off the plan?

Yes, we offer both split house and land packages, or off the plan house and land packages.

How much will my build cost?

There are many dependents involved in pricing a build including slope over your block, soil quality, home size, level of inclusions, and materials you choose to build with. Contact our friendly team today to discuss our pricing structure further.

How much of a deposit do I need for a house and land package?

The deposit for a house and land package will vary from package to package. Please speak with our friendly team on a particular package for detailed deposit information.

How long will my build take?

There are many dependents involved in a build including council requirements, the size of your new home, and weather; however, on average Cunic Homes follows an 80 working day Council Application timeframe and a 220 working day construction timeframe following council approvals and permits.

Do you pay the mortgage while the house is being built?

We have both payment on completion and pay during the build options available. We understand finances differ for everyone, so we have made sure we have all options covered to make the purchasing process as seamless and stress-free as possible.

Do post-contract variations delay work on my dream home and cost more?

Variations requested after the colour selection has been completed can delay the progress and will cost more than adjustments made before the plans and specifications are finalised. It is better to avoid post-contract changes wherever possible.

Can I keep any leftover building materials? What is the procedure?

Sometimes you may be able to keep excess materials (eg. bricks) but you must not do so unless you have written permission from the builder.

Can I have a key to my new home so I can access it when I want?

Your builder will be more than happy to take you through your new home. To arrange a viewing, contact our friendly staff during business hours with your requirements. With your safety in mind, we are unable to allow access to a construction site unaccompanied.

Can I discuss or instruct the builder’s sub-contractors when I visit the site as pre-arranged?

It is better if you do not discuss the work with sub-contractors. Any instructions or changes given to sub-contractors must only come from your builder. Due to requirements of the builder’s insurance policy, you should not visit the site unless you have permission from the builder.
