Here's a clear breakdown of what the grant covers and whether your build or purchase qualifies.

The First Home Owner Grant (FHOG), sometimes called the First Home Buyers Grant, is a one-off, tax-free payment provided by the Tasmanian Government to assist eligible first home buyers to build or purchase a new home.

  • From 1 July 2026, the grant is expected to be $20,000

The grant amount is based on the date the building contract is signed or the transaction commences.

What properties are eligible?

The FHOG only applies to new homes, including:

  • Newly built houses
  • Off-the-plan purchases
  • House and land packages
  • Kit or prefabricated homes
  • Owner-builder projects

Not eligible:

  • Established (existing) homes

Key eligibility requirements

To qualify for the grant, applicants must:

  • Be 18 years or older
  • Be an Australian citizen or permanent resident (at least one applicant)
  • Be a first home buyer (must not have previously owned residential property or received the grant)
  • Purchase or build the home as a principal place of residence
  • Move into the home within 12 months and live in it for at least 6 months

Additional points

  • The grant is paid once per eligible transaction (not per person)
  • There is generally no property value cap for the FHOG itself
  • It is designed to help with deposit or construction costs, reducing the upfront financial burden
